Two-Week Intensive: Concept Design

This Two-Week Intensive is a lump-sum program designed to rapidly develop a concept design approach for your project from first principles.
Please note that client availability and responsiveness is paramount to achieve the two-week timeframe; duration and/or fee may need to be increased if delays are incurred.
Concept Design
Evaluation of manufacturing/industrial process and review of utility needs, structural needs, etc.
Universal (IBC/IFC/IMC/NEC/etc.) Code Review and preliminary assessment of code compliance approach including performance-based cost-saving code approaches.
Permitting requirements review.
Initial 3D model of facility in Autodesk Revit (Plant 3D possible for Process/Manufacturing discipline only).
HVAC requirements assessment and design options for site-specific needs (e.g., dry cooling, heat recovery, etc.)
Basis of Design presentation summarizing all the above.
Material Take-Off at concept design level that can be used for a more accurate Class 5 estimate than Lang factors.

Four- to eight-week intensive to deliver a recovery plan or re-baseline the project if scope change is so significant that recovery to original baseline is not possible. Includes value engineering and scope deferral recommendations.

Includes building Owner’s engineering, project management, project controls capabilities mid-project. Four- to eight-week intensive may be required if project is more than 10% complete.

Our network of lean consultants and direct employees embed with your engineering team to augment your own staff, with minimal project management overhead and reduced engineering cost relative to using a larger EPC. Construction administration services can be added for the life of the project until closeout.

Two-Week Intensive: Project Setup
$250,000.00
This Two-Week Intensive is a lump-sum program designed to rapidly set up a project for successful design and execution.
Please note that client availability and responsiveness is paramount to achieve the two-week timeframe; duration and/or fee may need to be increased if delays are incurred.

Evaluate current design concept and selection of awarded and potential partners.
Assess design software needs and stand up Autodesk Construction Cloud hub with construction administration workflows and associated native design authoring licenses.
Develop BIM execution plan for project including delineation of fabrication-level design scope delineation between Owner or third party engineering firm and contractor.
Develop phasing structure and strategy for project delivery.
Set up project scheduling hub (Primavera P6 or OPC preferred) with work breakdown structure and coding to Level 1 fidelity.
Set up cost breakdown structure and recommend cost tracking workflows. Develop estimate to the highest fidelity possible given stage of project, most likely Class 5 or Budgetary.
Develop templates for common documentation required for project including Scopes of Work, title blocks, naming conventions, etc.
Recommend change control workflows for project including reviews and approvals of contractor change orders, contractor cost and schedule tracking, etc.
Two-Week Intensive: Project Recovery

This Two-Week Intensive is a lump-sum program designed to rapidly assess a project currently in execution for cost/schedule recovery potential and/or assess the level of effort and time needed to complete a re-baseline. Please note that client availability and responsiveness is paramount to achieve the two-week timeframe; duration and/or fee may need to be increased if delays are incurred.
Please also note that this is an assessment only. Recovery plan or re-baseline delivery will require additional services.

Rapid audit of existing project fundamentals: basis of design, original estimate, current estimate, original schedule, current schedule, contract strength, project management and project controls functions maturity, awarded partners and performance, etc.
Report out of cause and magnitude of cost and/or schedule break vs. original baseline. Report may be qualitative rather than quantitative if data environment or recordkeeping is poor.
Recommendations on solutions and next steps including relative recovery potential.

This approach minimizes project management overhead and inefficiencies associated with multiple layers of management and approvals when working with a traditional EPC.

Project Recovery
Aurelia and our network of expert consultants embed directly with your team to design and execute a recovery plan.
This typically involves at least one Master Scheduler, Estimator, Cost Controller, Program Manager, Project Manager, and possibly an Integrated Planner. Recovery may also require reorganization of other functions including but not limited to procurement, material receipt and inventory management, and job planning.

Owner’s Representation
Aurelia and our network of expert consultants embed directly with your team to manage your project from the start.
This can involve a front-loaded approach where we embed a limited team of program/project management and EPC experts to interview firms and/or individuals to serve as your owner’s team. You can choose to extend the limited team or wind them down as the selected team ramps up. Alternatively, this can be a more full-service solution with a larger project management, procurement, and project controls team.
